As temperatures rise and humidity increases, especially here in San Antonio where we’ve experienced 98, 99, and 100 degrees with unusually high humidity, it’s essential to prepare your HVAC system for the busy season. HVAC companies are in high demand during these months, and it's easy to see why. However, you can save money and prevent future repairs, or what I call "the water disaster," with a few simple maintenance tips.
From May through August—and sometimes into September—it's a must to maintain your HVAC system to prevent clogs in your drain line. One easy way to do this is by pouring a cup of vinegar or bleach down your drain line once a month. This simple act clears out any congestion that can cause water to back up into your home, often leaking through ceilings or onto floors.
Why is this necessary? Because the condensate lines can easily become clogged, and the water has to go somewhere when that happens. Regularly clearing the drain line ensures the water flows out properly, preventing backups and potential water damage.
To keep this maintenance on track, add a reminder to your calendar. During particularly humid periods or if you’re dealing with frequent water issues, consider doing this every two weeks.
So, the next time you have an HVAC technician visit your home, ask about installing a float switch. This small device installs in the drain line and automatically shuts off your system if it detects a problem, such as frozen coils or other issues. It’s an excellent safety feature that can save you from costly repairs.
