Here’s what you need to know about San Antonio’s real estate market.
Now that we’re in 2022, what can we say about the end of 2021’s market? Let’s take a look at the numbers and find out.
3,027 homes sold in San Antonio through the end of November, which was a slight decrease from October. Meanwhile, available inventory decreased to 1.6 months. We had 3,323 new listings and 5,437 active listings this November. Homes are extremely scarce right now, but I expect supply to increase slightly as we head further into 2022.
For Bear County, the average home price increased by 15.4% to an average price of $335,071. For Texas in general, the average home price increased by 15.2%, which leads to an average price of $387,338.
Now let’s compare some stats year over year. In November of 2019, 2,466 homes were sold, and the average price was $262,335. In November of 2020, 3,154 homes were sold, and the average price was $308,198. In November of 2021, 3,027 homes were sold, and the average price was $359,545. The key takeaway is that prices keep increasing.
Based on these numbers and my personal experience, I can safely say that we are still in a strong seller’s market. There are still opportunities for buyers, but you have to be patient, hire the right agent, and be willing to make a good offer upfront.
