What’s going on in the real estate market?

Before the pandemic hit, things were very busy. Then we experienced a two-week slowdown around Easter before activity picked back up again. We have a lot of buyers who are buying sight unseen, and virtual walk-throughs are all the rage lately.

Here are the latest weekly numbers spanning the month of April and the first half of May, according to the San Antonio Board of Realtors® MLS:

March 30 – April 5:

  • Average sale price: $286,357
  • Home sales: 696
  • Median sale price: $244,700

April 6 – April 12:

  • Average sale price: $268,113
  • Home sales: 516
  • Median sale price: $239,000

April 13 – April 19:

  • Average sale price: $291,392
  • Home sales: 436
  • Median sale price: $248,950

April 20 – April 26:

  • Average sale price: $295,649
  • Home sales: 309
  • Median sale price: $248,000

April 27 – May 3:

  • Average sale price: $286,123
  • Home sales: 474
  • Median sale price: $241,000

May 4 – May 10:

  • Average sale price: $289,242
  • Home sales: 318
  • Median sale price: $247,494

As you can see, home sales started on a high note but gradually trickled downward. When the statistics for the rest of May come out next month, though, they’ll reflect the post-Easter uptick I mentioned above. The bottom line is, it’s still a great market in which to buy or sell.
